Arthur C. Schwotzer, Chairman - Art graduated from the University of Pittsburgh as the outstanding engineer in his class.  In 1959 he founded Crossgates.  From the early days developing single family homes, Art has taken the company into the development of multi-family residential, hotels, nursing homes, commercial and industrial properties.  He is the recipient of many awards, including most recently the Outstanding Achievement Award from Carnegie Mellon University.

 

Gregg A. Schwotzer, President & CEO - Gregg joined Crossgates in 1972 after graduating from Duke University.  He first assumed responsibility for the property management division, then started the commercial and industrial development and management divisions and founded the Central PA office of Crossgates.  Gregg was appointed president of the company in 1993 and CEO in 2003.

 

David J. Ruef, Sr. Vice President - David graduated from Penn State University.  He previously worked for the Foster International Development Company and started his own real estate development firm, Ruef and Associates, before joining Crossgates in 2000.  David is responsible for structuring financial plans, and securing debt and equity, project management and accounting for all commercial and industrial projects.

James T. Fusco, Vice President and Treasurer - Jim holds a graduate degree from Slippery Rock University.  He previously worked with Touche Ross & Co. before joining Crossgates in 1975.  Jim is responsible for the corporate accounting and tax departments, investor relations, and leadership of the property management division.

 

W. Reid Howe, Vice President - Reid attended Penn State University.  He joined the company in 1985 and was appointed Vice President of the property management division in 2000.  Reid manages our inhouse and site staffs with over 3,000 apartment units and 3,000,000 square feet of commercial and industrial buildings.  He is an Institute of Real Estate Management  (IREM) Certified Property Manager and past president and current Board Officer of the PA Affordable Housing Management Association. Reid is also accreditted as an Assisted Housing Manager from Quadel Consulting.

 

Diane E. Voda, Vice President - Diane joined Crossgates in 1978 and since then has been promoted to Commercial Controller, Assistant Vice President for commercial and industrial development, and Vice President of Administration for the Central PA office.  Diane is responsible for contract and lease administration, development, and marketing in the Central PA office.

 

Robert Sapsara, Vice President Construction - Bob is a graduate of Northeast Louisiana University.  He previously worked with Kossman Development Co. and had his own construction firm.  Bob joined Crossgates in 2004 and is responsible for all construction administration for multi-family residential, commercial and industrial properties in western PA.  In addition, he works closely with the property management division on all major capital projects.

 

Stephanie Haugan, Assistant Vice President Human Resources - Stephanie received her undergraduate degree from Duquesne University and her Masters from Carnegie Mellon University.  She joined Crossgates in 2000. Stephanie has the SPHR designation from SHRM and is responsible for employment matters, including position planning and hiring, performance management,  payroll, benefits, and assists with the oversight of all corporate and site staff.

 

Carol Jo Bevans, Commercial Controller - Carol Jo is a             

graduate of California University of PA with both an accounting degree and MBA.  She was previously an internal auditor for the Washington County Controller's Office and joined Crossgates in 1999. Carol Jo oversees the daily activities of the commercial real estate division of the company.  These duties include all facets of accounting including lease compliance, annual audits, fiscal budgeting, and financial reporting.  In addition, Carol Jo works closely with upper management on various project management concepts and projections.

Damian Winchel, Residential Controller - Damian is a graduate of Pennsylvania State University with a B.S. in Accounting.  He joined the Crossgates team in 1999 as a Project Accountant for the Residential Property Management division and was soon promoted to Assistant Controller.  Damian is now Controller for the Residential Property Management division, responsible for the administration of the accounting staff and oversight of the budget process, accounts payable and receivable, and the audit process.


Matthew W. Crocker, Director Real Estate Projects - Matt graduated
      from Gettysburg College.  He previously worked with Rothman Schubert
      & Reed  Realtors before joining Crossgates in 2007.  Matt is
      responsible in the areas of project management, development,   
      consulting, and property management in the Central Pennsylvania office.


Ryan Schwotzer, Real Estate Coordinator- Ryan graduated from Penn 
      State University. He interned with Crossgates before becomming a full
      time employee in June 2006. He is responsible for property
      management, consultanting and development areas in the Western
      Pennsylvania office.

Thomas Bramwell, Property Manager - Tom is a graduate of Kent State University.  He previously was a secondary teacher before joining Crossgates in 1974.  Tom is a candidate for the IREM CPM designation, and is accreditted as an Assisted Housing Manager from Quadel Consulting. Tom manages over 1,000 apartment units in PA and W.VA, with primary responsibility for budgeting, site staff oversight, and contract administration.

 

Anthony Williams, Property Manager - Anthony graduated from Ohio University.  He was previously with the City of Pittsburgh Housing Authority, where he was in charge of the Residential Management, Occupancy, and Relocation departments.  Anthony joined Crossgates in 2004.  Anthony is accredited as an Assisted Housing Manager from Quadel Consulting, and is an IREM CPM candidate.  Hemanages over 1,000 apartment units in PA and MD, with primary responsibility for budgeting, site staff oversight, and contract administration.

Scott Davis, Property Manager - Scott is a graduate of Indiana University of PA.  He began work with Crossgates in 1981, left to start the regional office of another property management firm, and then rejoined the company in 2004.  Scott is an IREM CPM, is past president of the local IREM chapter, and was named the Certified Property Manager of the year in 1992.  He currently teaches the IREM - Ethics for Real Estate Management - course, and holds a current PA Real Estate Broker's license.  He is responsible for over 1,000 apartment units, with primary responsibility for budgeting, site staff oversight, and contract administration.
